What is “Design Build,” and How is MainStreet in a Class by Itself?

In essence, “Design Build” is exactly what its name suggests: The design and build phases of a renovation – traditionally handled by two or more companies – are integrated into a singular project, managed and implemented by one firm with expertise in both areas. The advantages are significant, including seamless communication between otherwise distinct phases, heightened efficiencies, and lower chances of glitches, surprises, and change orders.

We start by understanding and translating your conceptual vision of an ideal remodel. Whether you’re remodeling a kitchen, bathroom, rec room or an entire home, we become your creative partner to capture and convey your dream home to our construction team who actually build it. First we:

  • Document all existing conditions with conceptual floor plan drawings
  • Work collaboratively with you to create a realistic budget
  • Turn those conceptual drawings into detailed three-dimensional renderings
  • Establish realistic material allowances
  • Produce a complete scope of work and detailed cost estimate

Pre-Construction Phase

The next phase begins with signing a Construction Agreement, based on the discovery conducted in the Design Phase. Once signed, our official partnership jumpstarts with putting together your team, establishing a logistical and communications framework, and the handling of any and all bureaucracy necessary prior to the construction. Elements include:

  • Meet your Interior Designer who will work closely with you to make all of your final material selections
  • Register within our personal web-based client portal for ease of communications 
  • Meet your project manager who will create a construction schedule
  • Work with the architectural department to complete your permit and construction drawings

Construction Phase

Construction Phase

Only now is your project ready for the actual construction. Thanks to our integrated approach, your initial vision will be seamlessly conveyed to the expert craftspeople who make it so. Throughout your build, your dedicated project manager (who has been with your remodel from the very beginning) has all the information he needs to ensure this all-important phase is completed on time, within budget, and to your satisfaction. Parts of this phase include: 

  • Ensure permit documents are on site
  • Set-up bi-weekly progress meeting schedule
  • Update schedule weekly
  • Facilitate milestone progress meetings (framing, plumbing, electrical, cabinets & trim, final walkthrough)
  • Generate a final punch list
  • Home orientation walkthrough
  • Final completion
